Applying for mortage loan


Good afternoon, I am attempting to apply for a mortgage. Prior to application, I allowed a mortgage lender to pull my credit for review. He advised me that the underwriters do not want to see more than $1000 in collections on credit bureau. I have saved enough earnest money ($500) which I am willing to settle an account for $300 hoping they take the money. One medical collection is $1276 and has been out there since 2007 due to discharge 2014. I have 2 others which as I recall one is $276 and the other may be about $90. I also have a cable bill which came up this year because the local cable company disconnected service and demanded payment, I think this one is about $50. I spoke with a real estate agent who is extremely bossy and he says that he could write the letters for me and I refused. I told him on Monday, 10/1/12, I have an appointment with a financial counselor at Navy Federal CU. My thought is that this information is free; why not let a reputable, competent person assist with this so all the ducks will be in a row.

Can you give me your input on this situation and do you agree that I should seek the financial counselor's assistance? My scores are above 620 and I make about $39,000 per year.

Yes definitely speak with the NFCU guy. They are one of the most reputable banks in the entire market, I implore you to take that person's advise.

Unfortunately in this case your credit score is rather low (not in general but for a mortgage); I would wait until you can get it to at least 700 to apply for a mortgage or else your rate will be ridiculously high.
